Customers are encouraged to contact the Planning Department to request a Pre-Application Meeting before submitting a subdivision application.

It is recommended that the applicant and their professional engineer meet with the Development Review Team before filing a subdivision application.

Pre-Application meetings allow discussions to include, but are not limited to, policies and ordinances regarding drainage, utilities, traffic, parks, zoning, conditional use permits, variances, etc. that may be needed. This information will be beneficial as you proceed with the project.

Do you need to rezone your property?

To verify if you need to rezone the property, first confirm the existing zoning of your property using the City of McAllen Official Zoning Map.

Next, verify if the existing zoning supports your intended use.  If the intended use is not permitted within the existing zone, then you may be required to rezone the property.  You can obtain a rezoning application through the link below or you may contact the Planning Department at (956) 681-1250 for guidance through the process.

Does your intended use require a Conditional Use Permit?

A "conditional use" is a land use listed as conditional within a district, such as night clubs, day care facilities, home occupations, etc.  Such uses are permitted on a discretionary and conditional basis in accordance with the conditional use process established in the Zoning Ordinance. 

Verify if your proposed use requires a Conditional Use Permit by contacting the Planning Department at (956) 681-1250 for guidance through the process.

Do you need to obtain Site Plan Approval?

A site plan is a development plan, drawn to scale, showing uses and structures proposed for a parcel of land as required by the regulations involved:  landscaping, parking, setbacks, etc.

Verify if site plan approval is required by reviewing the recorded subdivision plat to determine if it has a note requiring site plan approval.  You can also contact the Planning Department at (956) 681-1250 for additional guidance.
