Public Improvements

In order to record the subdivision, you are responsible for construction of all public improvements required as part of the subdivision process. 

You have two options prior to recording the plat, you may either construct the improvements, or submit a guarantee for the construction of improvements such as a letter of credit, performance bond or escrow.



CONSTRUCT THE IMPROVEMENTS

In order to proceed with your construction, an engineered set of construction plans is required to be submitted to the Engineering Department.  The City's Development Engineer will review the plans for compliance with the City's Standard Design Guide.  Your Project Engineer is responsible for ensuring compliance with the subdivision requirements and the City's Standard Design Guide requirements.

Once construction plans have been approved, you will be contacted to schedule a pre-construction meeting.   At this meeting, the Owner, Project Engineer, and  Contractor will have the oppurtunity to ask questions or get assistance with any construction related issues.  Your Contractor will also be issued a Notice to Proceed with the construction improvements.  After construction improvements are approved, you may proceed to the recording process.

GUARANTEE IN LIEU OF CONSTRUCTION

In lieu of Construction of Public Improvements, you may proceed to plat recordation with financial guarantees such as a letter of credit, performance bond or escrow monies.  Generally,  all public infrastructure shall be constructed and approved prior to issuance of a building permit.
